As part of a design and build contract for one of Tauranga's leading construction firms, Blank Architectural Design was contracted with the architectural design of a new purpose-built facility in the Tauriko Business Estate for Newline a major bathroom shower manufacturer & distributer in NZ.
The 1,200m2 sleek head office with showroom overlooks the expansive Lakes area. Backing on to the office is a 4,000m2 high stud Warehouse and Manufacturing facility which opens out onto an incredible 1,100m2 Canopy for all weather distrubution.
Due to the site location & local infrastructure within the area, water retention tanks for a new sprinkler system was not an appropriate solution for the client due to cost implications. The building layout needed to be carefully thought out and divided into smaller firecells to comply with a VM2 solution. Blank Architectural Design & the Fire Engineers worked on numerous iterations to come up with a solution which meet the clients functional needs aswell as remaining cost effective.
Occupant requirements for warehousing, dispatch, manufacturing & office spaces were carefully thought out during the preliminary design stage with a strict brief from the client to ensure the flow of staff worked efficiently.
Careful consideration of the surrounding industrial environment and local suppliers were a key factor in determining key building elements. Sustainably sourced Japanese Cedar was procured and milled by the family-run local sawmill just a minutes’ drive down the road from the construction site. Precast concrete was chosen for its diverse applications, including Fire Resistance rating, thermal mass, and structural integrity.
Orientation of the building was carefully positioned to maximize the occupiers logistical efficiency and also the solar gain to reduce running costs within the office space. Custom Perforated screens were a key feature for both aesthetics and energy saving during key months of the year.
